Key considerations for commercial rooftop PV projects

Roof loading, grid absorption and 20-year O&M — the three dimensions that decide whether a commercial rooftop PV project can actually land.

Distributed rooftop PV for commercial and industrial customers has become an increasingly attractive option for cutting energy costs and improving ESG performance under the “self-consumption with surplus on-grid” policy environment.

Across the projects we have participated in, three dimensions often decide whether a solution truly lands:

  1. Roof load and structural safety — front-loaded structural assessment is essential, with different treatments for concrete versus metal roofs.
  2. Grid absorption capacity — proactive coordination with the utility on capacity and substation limits avoids the “installed but not connectable” trap.
  3. 20-year O&M plan — module degradation, cleaning cycles and inverter replacement all need to be planned upfront.
